Do you build for overseas Pakistanis who live in the UK or abroad?
Yes. Many of our clients live overseas. We handle design, approvals, construction and supervision, and keep you updated with regular photo and video progress reports over WhatsApp, so you don't need to be in Mirpur to build your home.
How much does it cost to build a house in Mirpur?

Are your material prices updated daily?
Yes. Our Material Prices page shows today's rates for cement, steel, bricks, sand, crush and timber in PKR, with the date and time of the last update.
Is design free if you build my house?
Yes. When you book construction with materials, our design services are free. On labour-only contracts, consultancy is free.
Do you give a discount if I book both architectural and structural design?
Yes. You get 50% off structural design when it is booked together with architectural design.
Do you offer discounts for NGOs, masajids and charities?
Yes. NGOs and charitable organizations receive 50% off our design services, and 50% off on construction services.
What warranty do you provide?
We provide a 5-year warranty on non-guaranteed construction items. For materials that carry a manufacturer's guarantee, that guarantee is passed on to you in full.
How much is your project management fee?
Our project management and consultancy fee is between 2.5% and 15% of the total project cost, depending on the size and scope of the project. We confirm it in writing before starting.
Which areas do you serve?
We are based at Jatlan Head, Mirpur and serve all cities of Azad Kashmir and Punjab, plus Islamabad — including Mirpur, Mangla, Bhimber, Kotli, Dina and Jhelum. See Areas We Serve. For design and consultancy we also work with overseas clients.
How much does a topography survey cost?
Rs 5,000 per kanal for sites under 10 kanal. For larger sites we offer special rates — send your location on WhatsApp for a quotation. You receive AutoCAD and PDF drawings with levels, contours and plot dimensions. See Topography Survey.
Do you do soil testing / geotechnical investigation?
Yes, in collaboration with the Geotechnical Engineering Lab, MUST, Mirpur. The rate is Rs 100,000 for sites under 1 kanal; larger sites get special rates. The report gives safe bearing capacity and foundation recommendations. See Geotechnical Investigation.
What are your office hours?
Monday to Saturday, 9:00 am – 5:00 pm. On Friday we close for Jumma prayer from 1:30 pm to 2:30 pm. Sunday is closed. You can WhatsApp us any time and we reply during office hours.
Can I see my house in 3D before construction?
Yes. Our architectural and interior design packages include 3D renderings and video animation walkthroughs.
Who leads the engineering?
Our CEO, Engr. Atlas Karim Kataria, is a PEC-registered Professional Engineer with an M.Sc. in Structural Engineering. He has 9+ years of professional experience and has overseen hundreds of projects including masajids, housing societies, healthcare, residential and commercial buildings.
