Building a 5 marla house is the most common project we design and build in Mirpur. Here is what it costs in October 2026 β€” and how to work out the figure for your own plot.

Quick answer

For a double-storey 5 marla house (225 sq ft marla, about 80% of the plot covered on each floor β€” roughly 1,800 sq ft in total), our current estimates are:

  • Grey structure only: about Rs 3,245 per sq ft β€” around Rs 58 lakh
  • Complete house, standard finish: about Rs 5,745 per sq ft β€” around Rs 1.03 crore
  • Complete house, premium finish: about Rs 6,965 per sq ft β€” around Rs 1.25 crore
  • Complete house, luxury finish: about Rs 7,565 per sq ft β€” around Rs 1.36 crore

If your marla is 272.25 sq ft (revenue measurement), the same house is about 2,180 sq ft and a standard complete house comes to around Rs 1.25 crore.

These figures move with cement, steel and brick prices. For today's number, use our Quick Cost Calculator or the item-wise Detailed BOQ Estimator β€” both use our daily material price list.

What "grey structure" includes

  • Excavation, foundations and plinth
  • RCC columns, beams, slabs and stairs
  • Brickwork, plaster and kacha flooring
  • Electrical conduits and concealed plumbing pipes
  • All labour for the above

What finishing adds

Tiles or marble, paint, wooden doors, aluminium or UPVC windows, electrical wiring and fittings, sanitary ware, kitchen and wardrobes. The quality you choose here makes the biggest difference to the final cost β€” the structure itself costs about the same in every tier.

What is not included

Land, map approval and NOC fees, boundary wall, special foundations on weak soil, basement, solar system, furniture and external works such as paving and landscaping.

How to keep the cost under control

  1. Get a proper design and structural drawings before you start β€” changes during construction are the most expensive changes.
  2. Fix the finishing budget early and choose items before the grey structure is finished.
  3. Buy cement and steel when prices are stable β€” watch the price trend.
  4. Have an engineer check steel, concrete and curing at every stage.
